Everyone reading this will have some sense that the housing market is at its most lively in the spring and summer. There is a lot of truth in this although there are advantages to being on the market at the quieter times (like the run up to Christmas) when buyers will not be quite so overwhelmed by choice and can see your property more clearly.
What is less well known is just how early in the year that ‘high season’ starts. Rightmove release all sorts of statistics and reports and I’m the kind of person who reads them. The one that really jumps out today is that the busiest day on Rightmove in 2018 was February 19th. Yes, that early. Over 40m people viewed Rightmove on that day. We don’t yet have Rightmove’s review of 2019 but we can expect that the peak will be on or around the same date.
What does this mean for you? Well, there are a couple of scenarios:-
1/ If you have been on the market a while and you are thinking of switching away from your current agent, you need to take action very very soon – especially if you have a notice period to serve before you can move (hopefully to So You!).
2/ If you are thinking about getting on the market “in the New Year”, you need to be acting fast to allow time for the valuation, photography, floor-plans, EPC and everything else that goes with selling your home. These things can be turned around quickly but you should be thinking about them now if you want to be live on Rightmove when the crowds arrive on the magical 19th.
